TOD Scheme has been a scam in India, not even a single project completed, leave completed no progress at all.

Our Cities would look good if they actually had this much greenery.
In case of Mumbai it is possible since it receives amole rain fall. One thing significant is covering up empty space with green grass and small plants at the lining of various structures.

I've seen 2 succesful ones. L&T at Seawoods. And there's one in Hyderabad too. Again by L&T or probably Phoenix.

Only 1 mn sq ft, big but nothing huge.
Ya'll Nibbiars TOD don't have any Minimum size to be qualified as. Even the above posted Pune one is around 10,00,000 Sq. Ft. But better than some Imaganery Bruj KarKarDooma which will never happen. And even Andheri, Tilak Nagar TOD are of similar scale. And heck most of the Indian Railways Station Revdelopment TOD are even smaller than this.

We need to be realistic than making some khayali pulao most of the TODs around the world have similar proportions. We need to have distributed TOD than concentrating in few places. The Japanese TODs also works in this way. Their TODs are distributed all over major stations in a group of 4 to 6 building average and similar sizes.

And Navi Mumbai is the first city to have the TODs development since the 90s and the only city to have almost every station with such TODs. They are distributed on every major station rather than just few ones. The TODs fitted the Nodel development concept very well of the Navi Mumbai.

And @Suryavanshi Nibba also have similar opinions. The TODs were a Anti dote to the CBD concept. So having a large CBD TODs is an anti TODs Which itself destroys the very concept of the TODs. The TODs were meant for easy access with the Transit and walkable distance. And everything accessible with similar distnace. The largest CBD are total opposite of this.

And see the Malaysian example large scale TODs never took off, but the small scale TODs succeed. The Plaza Rakyat and others are examples of this large scale TODs are inherent complex and the PPP makes it more difficult.

The Japanese understand this very well from the starte and only few like the Saitama Central Busines district were made to the large TODs size the rest were small even the busiest Stations of the Tokyo have only four mostly and six building as part of the TODs. Who's avrega space is arounf the 10,00,000 Sq. Ft. This models was easy ti implement and more cost effective for carrying on the every major stations.

The Chinese model of large scale TODs have resulted in the higher vacancies and less 5enants per builidngs.

These are 3 sizable office buildings atop one of the biggest malls in MMR. And then there's a residential development connected on the other side too.

To me, it does the job. You walk to your home, office, shopping etc and station is also ofc hardly a minute away if you wanna go somewhere else.

The Japanese TODs also works in this way. Their TODs are distributed all over major stations in a group of 4 to 6 building average and similar sizes.

And Navi Mumbai is the first city to have the TODs development since the 90s and the only city to have almost every station with such TODs. They are distributed on every major station rather than just few ones. The TODs fitted the Nodel development concept very well of the Navi Mumbai.

And @Suryavanshi Nibba also have similar opinions. The TODs were a Anti dote to the CBD concept. So having a large CBD TODs is an anti TODs Which itself destroys the very concept of the TODs. The TODs were meant for easy access with the Transit and walkable distance. And everything accessible with similar distnace. The largest CBD are total opposite of this.

And see the Malaysian example large scale TODs never took off, but the small scale TODs succeed.
Couldn't agree more. No need for 10-15 grand buildings at every TOD.

Even if we get 5-6 good ones connected to the station over time, it'll improve quality of life a lot.
