    A Builder purchases 1000 sqm land in Goa
    for 1.5 cr.

    Economics of Government :

    Land purchase + Stamp duty + Registration + is 8 % = 8,00,000/-

    Construction cost for 1000sqm SBA is 1300 × 20,000 = 2.6 cr

    Sanctioned plan :

    Cost for Architect plan @3% ( 7.8 lac) + RCC @2% (5.2 lac) of construction cost + infrastructure tax @200sqm (2.6 lac) + overheads which is =

    Land cost 1.5 cr
    Stamp paper 8 lac
    Plan 7.8 lac
    RCC 5.2 lac
    Tax 2.6 lac
    Mis 5 lac

    Total = 1.8 cr

    Builder has 13 apartments each 100sqm

    Each costing 45 lacs

    Flat Purchaser pays 45 lac + GST + Stamp Duty + Registration

    GST 5.6 lac
    SD 1.35 lac
    Reg 90 thousand

    Builder pays 1% VAT on 45 lac

    Total 8.3 lac

    Per apartment sale government makes 8.3 lacs

    13 apartments × 8.3 lacs = 1.8 cr

    Builder had already paid ₹ 45 lac
    Income tax for land purchase amount of 1.5 Cr.

    Wait,

    Land owner who sold land to builder paid approx 10 lac for capital gain to Government.

    All in this process after construction work was completed Builder earned profit

    Sale of 13 apartments

    13 × 45 lac = 5.85 crs

    Cost of construction
    1300 × 20000 = 2.6 cr
    Land cost
    Architect RCC etc = 1.8 cr

    Total. = 4.4
    Revenue = 5.85

    Profit = 1.45 cr

    After tax 1.45 cr - 30% = 1 cr

    Final economics:

    Builder earned 1 cr after working for 3 years selling off all his 13 units.

    Government earned

    From vendor 10 lac
    From 13 unit sale by adding GST, VAT, Stamp Duty, Registeration 1.8cr
    From builder as IT 48 lacs

    Total 10 lac + 1.8 cr + 48 lacs

    Government earns 2.38 cr on zero investment

    In the minds of public builders are looting People.

    This is economics of current situation

    Just remember Govt is your partner holding more than 75% shares without any investment.

    i am not getting into your calculation...but that's how capitalism and governance works...

    The money taken by the govt ensures that the company you work for keeps making money and you keep getting your increments. Govt also ensures that the future and current customers of the company you work for are fed educated and have some sort of quality of life. so that they climb up the economic ladder which feeds more companies like the one you work for.

    Forget tax, they didn't even pay the price of the land. These beggars have found a streamlined way to capture land in Delhi the way even Babur and Abdali couldn't manage.

    He's not saying tax is bad. He's just pointing out that the gormint insists that a specific section of the middle class pay tax while they are very lax with the other section of the non-tax-payers. It's almost like two different taxation models. On one side we are being given lectures on good governance and other other hand there are land grab operations like the Adarsh scam.

    When the time comes to squeeze our money, suddenly we become a 'capitalist' country but when it comes to spending the tax money we are socialist?

    Those who never pay tax and encroach on land get their slums regularized and free SRA buildings built by the government using our tax money and we get this after paying tax :

    The Supreme Court Friday asked the Centre to respond to a plea seeking reforms on shared parenting of a child in cases of divorced or separated parents.


    A bench of Justices S A Bobde and B R Gavai issued notice to the Centre on the plea which has sought slew of directions to Child Welfare Committees (CWCs) and family courts for implementation of shared parenting in cases of divorce, marital disputes or unmarried parents so that the child is directly in contact with both the parents for his or her well being.

    “Issue notice,” the bench said.

    At the outset, the bench said that it was a matter for the parliament to look into. “We have seen it is a very noble cause but what can the court do in this case.”

    The plea, filed through advocate Rajiv Mangla, said due to rise in separation and divorce rates, children’s rights need to be secured as owing to parental alienation the most affected and neglected person is the child.


    “The emotional, social and physical development of children has a direct effect on their overall development and on the adult they will become,” the plea said.

    “Due to rise in separation and divorce rates and in the challenging society, children’s right need to be secured, as the matter of the fact that due to dispute between the parents in the country, children are unable to maintain personal relations and direct contact with both parents on a regular basis,” it added.

    The plea further said that it has been observed in various researches and by Indian courts that breakdown of marriage is not the end of being a parent, and parental responsibility continues.

    It said that at present the Hindu Minority and Guardianship Act, the Guardians and Wards Act, Juvenile Justice Act are being considered as the sole Acts while deciding the custody issues of a child but these were miserably inadequate to deal with the perspective of the best interest of the child.


    “These Acts are less focused towards parenting of the child but more towards the crude implementation of custody and guardianship,” it said.

    The plea sought direction to the concerned courts, CWCs, National and State commissions for protection of child rights to get the shared parenting agreement enforced within a period of one month from the date the issue is raised with the authorities.

    CWCs at large are “not recognising the rights of the child in the perspective of alienated children. The courts are overburdened with the custody cases and other family issues whereas the CWC is keeping a closed eye towards the issue, which in fact lies under the JJ Act.

    “If the CWC is described about the scope and ambit of it with respect to the enforcement of rights of alienated child and other family issues then the courts shall be less burdened and the society shall have another forum to approach in case of need,” it said.

    The plea further sought direction to the women’s cells, courts, police stations and NGOs to guide parents to approach the family court or CWCs within seven days and to submit that proof to the referring authority while dealing with a dispute where a child is unable to maintain direct contact with either parent.

    It also sought guidelines to CWCs to get the shared parenting agreement enforced within a period of 90 days from the date of inception of the cause before the concerned authority.

    NEW DELHI: The Centre and the Assam government on Friday moved the Supreme Court seeking extension of the July 31 deadline for finalisation of the National Register of Citizens (NRC).
    Moving the Supreme Court, solicitor general Tushar Mehta told a bench of CJI Ranjan Gogoi and Justice R F Nariman that "Illegal migrants have no place in the country. India cannot be the refugee capital of the world."

    The Union and state government also sought sample verification of the citizens included in the NRC, saying lakhs of people have been wrongly included in areas bordering Bangladesh due to involvement of local officers.

    At the request of solicitor general, the SC postponed hearing on NRC sample re-verification plea to Tuesday.

    The first draft of the NRC for Assam was published on the intervening night of December 31, 2017 and January 1, 2018 in accordance with the top court's direction. Names of 1.9 crore people out of the 3.29 crore applicants were incorporated then.

    Assam, which had faced influx of people from Bangladesh since the early 20th century, is the only state having an NRC which was first prepared in 1951.

    The official moniker is Ebola virus disease (EVD); it was formerly known as Ebola hemorrhagic fever, and is often just called Ebola.

    EVD first appeared in 1976 in two simultaneous outbreaks, one in Sudan and the other in Democratic Republic of Congo.

    The Congolese outbreak happened in a village near the Ebola River, which is how the disease got its name.

    According to the World Health Organization, the initial source of the Ebola virus was likely from human contact with wild animals through hunting, butchering and preparing the meat.

    While fruit bats from the Pteropodidae family are the natural reservoir host, the virus can be transmitted through contact with bodily fluids from other infected animals including chimpanzees, gorillas, bats, monkeys, forest antelope and porcupines.

    Cases in the current outbreak were first identified in March 2014.

    There are five known Ebola virus strains: Ebola virus (Zaire ebolavirus); Sudan virus (Sudan ebolavirus); Taï Forest virus (Taï Forest ebolavirus, formerly Côte d’Ivoire ebolavirus); and Bundibugyo virus (Bundibugyo ebolavirus). Reston virus (Reston ebolavirus), causes infection in nonhuman primates but not in humans.

    Once a person is infected, the virus spreads from human to human by direct contact (through broken skin or mucous membranes) with body fluids (such as urine, saliva, feces, vomit and semen) and surfaces contaminated with these fluids.

    It is not spread through the air or by water, or food (except in the handling of bushmeat). Humans are not infectious until they develop symptoms.

    Symptoms happen anywhere from two to 21 days after exposure (but eight to 10 days on average).

    Initial symptoms may include sudden fever, fatigue, muscle pain, headache and sore throat. These may be followed by vomiting, diarrhea, rash, symptoms of impaired kidney and liver function, and in some cases, both internal and external bleeding. Death occurs from organ failure and sepsis

    This is just hoopla. In India, there is no such thing as 'child rights' because we don't have a CPS like Murica has, nor is there any alternate gormint-funded social security for taking care of children that are victims of abuse, or orphan children, or abandoned slum kids, or kids of divorcees.

    Child-rights in India are fused with the "woman and child" ministry which makes sure that custody must go to the female, and since she is taking care of the kid, then maintenance must be given to both by the husband, and he gets neither parental rights, nor conjugal rights, all he can do is throw money in this black hole called maintenance. The Woman and Child ministry favors custody be given to mothers on the seemingly innocuous, outwardly advertised assertion that women are better care-takers but it's really based on the hidden agenda that a jobless woman will become a burden for the gormint to feed, so they need to hook her up to her ex-husband's salary using some excuse. The kid serves as that excuse. Usually kids are supposed to latch on to mothers for nourishment, here mothers have found a way to latch on to kids for nourishment. :doh:

    There is no wriggling room in the law itself, since there's nothing coming off the gormint's pockets. In the end, the parents will have to take care of the child's needs one way or the another. Milard's valuable contribution will only be to tell which parent will pay what % of the child's upbringing costs based on his enlightened view. Here we will see working parents bargaining with Milard to make sure they get to spare a smaller % of their income for the child and the spouse gets to pay a bigger chunk. That itself is the end of what parenthood is all about. If Milards were so smart to understand that, we wouldn't be having this discussion anyway.

    It's like going to a hotel and the waiter says "buy vanilla ice-cream",

    customer : "ohh..that's for the offer..is this complimentary".

    waiter : "no..the ice-cream is not free, only the suggestion is free".

    customer : "in that case, can I order something else?"

    waiter : "no..the suggestion is gormint-mandated, therefore mandatory, enjoy your ice-cream".

    This is another gem in the series of the administration treating its tax paying adult citizens like they are small infants who need enlightened suggestions from Milards on how much Oxygen to inhale and how much CO2 to exhale. Dena hai toh paisa de do. Suggestion mat do, Milard. Divorcee parents can raise their kids as they want, they can decide amicably who gets to spend how much time. Milard don't need to tell us who needs to spend how much money.

    The simplest solution was to say "whoever earns most is the best suited to take on the financial burden of raising the kid, give the custody to that spouse and give visitation rights to the non-earning spouse for moral values and shizz". Instead they will say "give the kid to the non-earning spouse and force the earning spouse to feed them and deny visitation".

    Regarding the photo... road repair comes under municipality or corporation, they are independent of state or central government.

    Why people usually blame state and central govt for this is a different debate altogether.
